Buying a home can be an exciting and confusing time for anyone. I will be there helping you from beginning to end and even after closing.
If you need financing for your purchase, you will need to contact the right lender. If you don’t have a lender, I can recommend several to choose from that will offer competitive rates and quick responses. You will want to know what you can afford so we can look at homes in the right price range. The lender will also inform you of how much you will need down and any out of pocket costs.
You should always receive a Good Faith Estimate that contains a list of all the estimated fees involved for the type of mortgage you have applied for.
Once you have a purchase price in mind, I will get a more detailed description of your requirements for a new home. This will include how many bedrooms/bathrooms, square footage or what neighborhoods you are most interested in. After listening to all your needs and wants, I will pull a search in the MLS (Multiple Listing Service) that includes all the homes that are currently for sale by a realtor. For your convenience, I can email you the list of homes that fall within your criteria and will feature indoor/outdoor pictures for you to view. Once you have selected the homes you would like to see I will schedule the showing appointments. I am available to show homes in the morning as well as the evening and will always work with your schedule.
Making an Offer
Once I find you your perfect home it will be time to make an offer! I will help you fill out a purchase agreement contract, explaining everything that is involved in making an offer, including asking for an inspection, appliances or why earnest money is important to submit with any offer. I am more than happy to assist you in coming up with a price by showing you comparables in the area. Ultimately I work for you and will not pressure you into making an offer you may not feel comfortable with.
Inspections and Repairs
I always urge buyers to have a Licensed Inspector inspect the property. Inspectors will generate a report listing any deficiencies in the mechanical, electrical, plumbing and structural portions of the property. Again, if you do not know any Licensed Inspectors I will provide you a list of inspectors to choose from that all have a respectable reputation. The price for an inspection varies depending on the size of the home, but run from $250-$500. This is money well spent and can save you thousands later.
Once you receive your inspection report, there may be items you would like to ask the seller to repair. I will assist you in this process and negotiate on your behalf until you are more than satisfied with the home! After the inspection response is agreed upon, the lender will order an appraisal to ensure the value of the home you are buying.
Closing day comes approximately 30 days after the accepted offer and can be a very exciting day! If the contract states ‘immediate possession’ this is the day you will be handed the keys to your new home! To prepare for closing; I will let you know when you will need to pay for your home owners insurance, and when to contact the utility companies to ensure you will not be without any utilities. Before closing, we will do a final walk thru of the home, just in case there are any last minute issues or questions you have before you sign. I will be there with you at closing, which normally takes place at a title company and can last about an hour.
After closing; I am still available to answer any questions you may have and to remind you when you will need to file for any tax exemptions. I love to stay in touch with my clients after the closing and I receive most of my business by referrals from happy clients!
