Listing your home can be a very emotional time. I understand your goal is to sell your home for the highest price with as little inconvenience as possible. There are a few things that can help your home sell more smoothly and quickly.
The listing appointment is where I will present comparables of your home, which are homes in your area that have sold in the last 12 months and homes that are currently on the market. Together, we will come up with the right price for your home! Price is everything! So, it is important to not price too high at the beginning to avoid price reductions later. I might suggest improvements or staging ideas that will help your home appear in its best light. These improvements usually cost very little, but can make a big difference in selling your home.
Marketing your Home
Once your home is listed in the MLS (Multiple Listing Service) I will use several marketing avenues that have proven to get the best results &exposure for your home. After taking quality photographs to highlight your home; it will be featured on The Hardie Group website, Zillow, Realtor.com, My website (LisaCarneyRealtor.com), The Homes magazine, The Kokomo Tribune, Social Media, Indoor & Outdoor Brochures and Yard Signs. Shortly after listing, I will host an Open House to further promote your home. I will also mail out a postcard to homes around your area to let the neighborhood know your home is now on the market. Many times, neighbors may know a family member or a friend who is looking.
Communication is so important to have with your realtor while your home is being shown. I will always follow up with clients and other realtors who go through your home to get their feedback. Feedback will determine if there is anything we need to address to get your home to sell quickly.
Decisions on whether to accept an offer or to counter can be difficult. I will be there to help you weigh all your options so you can make the right decision, this includes negotiations on your behalf and going over the required documents.
Closing day comes approximately 30 days after an accepted offer has been made. You will want to prepare for your closing beforehand by making sure you have changed your address at the Post Office and have all the utilities turned off in your name for the new owners to assume.
After closing; I am still available to answer any questions you may have or direct you to one of my resources I have on hand to assist you if I cannot! I love to stay in touch with my clients after the closing and I receive most of my business by referrals from happy clients!
